EMERGENCY EXITS:
Please familiarise yourself with the Fire Exits, Fire Doors and where applicable 'means of escape windows' in your apartment.
FIRE SAFETY:
Every Apartment and all the property has a NO SMOKING rule.
Tenants are not to introduce any portable heaters fired by liquid or bottled gas fuels without the Landlord [Beals Gold Service Ltd] and the owners prior written consent.
FIRE, SMOKE & CARBON DIOXIDE DETECTORS:
The Landlord [Beals Gold Service Ltd] and the Property Maintenance Team has met their responsibility to supply, fit, locate correctly and initially test all ‘Fire, Smoke and Carbon Dioxide Detectors’. The Tenant is therefore responsible for regularly inspecting and ensure that all ‘Fire, Smoke and Carbon Dioxide Detectors’ are all in full working order; as described by manufacturer’s instructions.
At the time of the Inventory all detectors had been tested by the NICEIC registered electrician. The inventory person accepted that the registered electrician had fitted, located correctly and tested all ‘Fire, Smoke and Carbon Dioxide Detectors’ as required.
KEYS:
Tenants are expected to keep the keys, provided to them, safe and secure at all times.
The Tenant is not to alter, change or install any locks on any doors or windows in or about the property or have any additional keys made for any locks without the prior written consent of Beals Gold Service Ltd [Landlord] and the property owner.
If the Tenant changes the locks without prior permission and provides no keys, then Beals Gold Service Ltd [Landlord] reserve the right to change the locks and charge the Tenant for the full cost of installation. A further handling charge of £37.50 will also be charged to the Tenant.
LOCKED OUT and LOST KEYS:
If the Tenant becomes locked out of the property, then contact Beals Gold Service Ltd [Landlord] must be contacted. Beals Gold Service Ltd [Landlord] will arrange for somebody, subject to availability, to meet the Tenant at the property to allow them access. A service charge of £75.00 will apply; [Call outs will not be provided at unsociable hours].
If the Tenant loses any of the recorded keys issued to them then the Tenant will be charged a handling charge of £37.50 plus the cost of the replacement keys.
If any locks are broken or damaged by the Tenant, or any person or company directed by the Tenant, then the Tenant will be charged for the repair.
UTILITY SERVICES & METERED SUPPLIES:
If Tenants have serious utility problems then, as required, Tenants are requested to turn-off water stop cock, turn off boiler, switch off electricity at fuse box or turn off gas lever at gas meter point.
Water Meter - Meter number & start reading taken at inventory. Water Meters at 200 Kingston Road are located in path outside the property in Powerscourt Rd. At Forest Grove House water meters are located in the entrance lobby area to Apartments 3 to 10. [External Stop-Cocks are also located in these areas]
Water TURN-OFF – Tenants are expected to familiarise themselves with where the stop cock is located in the apartment. [Internal Stop-Cocks are located in either Kitchens or Bathrooms.]
Portsmouth Water - Supply domestic water.
Southern Water - Supply waste water.
Gas Meter - Meter number and start reading taken at inventory. At 200 Kingston Rd the meters are located in the entrance lobby for 200A and 200C with 200B gas meter located in its basement; 200C is electric only. At Forest Grove House the gas meters for Apartments 2, 3, 4, 5, 6, 7, 9, 10 are located down the steps adjacent to the top car-park. Gas meters for Apartments 1 and 8 are located on the side of the building opposite the bin store.

Electricity Meter - Meter number and start reading taken at inventory. At 200 Kingston Rd the electricity meter for 200A is located in bedroom 2, 200B is located in bedroom 2, 200C is located in its basement and 200D is located on the hallway stairs. At Forest Grove House the electricity meters are located in dedicated electricity boxes in the hallways of each apartment.
